<p>TikTok Ads Tracking Pixel is a feature that allows you to easily put your ads in front of visitors to your website or URLs. The first thing you will need is a TikTok account of course, but you will also need to sign up for their business ads platform separately. <p>Once you have logged on, you will need to check the header menu for &#8216;Assets&#8217; and under Assets click &#8216;Events&#8217;.</p>



<p>Under the Events section, click &#8216;Manage&#8217; under Web Events.</p>



<p>And on the next page, you should see a button that says &#8216;Create Pixel&#8217;. Click that button.</p>

<p>Now you should see a text box with your pixel code for you to paste on your website. You can easily click &#8216;Copy Pixel Code&#8217; and paste it in the header of your website, via a WordPress plugin or theme, or <a href="https://tagmanager.google.com/" target="_blank" rel="noopener nofollow" title="">Google Tag Manager</a> (this is what I use and prefer). And if you don&#8217;t know how to do this yourself, don&#8217;t hesitate to reach out to me as my agency handles these type of requests for busy entrepreneurs like yourself.</p>

										<content:encoded><![CDATA[<h3>How Can I Split A Name Into First Name and Last Name Using Integromat?</h3>
<p>If you have been looking for how to split a name into first and last name using Integromat, here is a quick video showing you how to use a function to provide these values.  I was trying to connect to my optin saas application <a href="https://hi.christopherwalker.io/optinly" rel="nofollow">Optinly</a> and they have an intergration with <a href="https://hi.christopherwalker.io/integromat" rel="nofollow">Integromat</a>, and within <a href="https://hi.christopherwalker.io/optinly" rel="nofollow">Optinly</a>, your popups can get someone&#8217;s name.  But because people may put in their first name only, but sometimes they will put in first and last name.  And because of that, we want to be able to properly parse this information and put the values in the proper place for my <a href="https://www.christopherwalker.io/some-of-my-favorite-online-business-tools-and-services/">automation CRM software</a>.</p>
<p>So I went to view the documentation for <a href="https://hi.christopherwalker.io/integromat" rel="nofollow">Integromat</a> to find out how to seperate the names, but as robust as the platform is, the answer was not as straight forward for me. So I finally was able to come up with the solution for splitting the name into first name and last name using Integromat.</p>
<p>Here are example for what you would need to do this using the split() function:</p>
<p><em>Example:</em></p>
<p><em>This will get the First Name<br />
{{get(split(myparametername; space); 1)}}</p>
<p>This will get the Last or Second Name<br />
{{get(split(myparametername; space); 2)}}</p>
<p></em><em></em></p>
<h3>Can I Split A String Using Integromat?</h3>
<p>You can also use the same function to split other text and also split by space, comma, or whatever your text strings are split by.  I am passing data from one API to another for my email optin pages.</p>
<p>Remember, this can be used for other parameters you want to split that is seperated by space. If you need to split the data from a string that is separated by commas, you would just replace &#8216;space&#8217; with a &#8216;,&#8217; or whatever is being used as the seperater.  I like using double pipe (||), but hey, that&#8217;s me.</p>

You email list is yours and you own that information.</p>
<p>You will be able to stay in contact with your customers, send them offers of your products and services, and make sure that you can stay in front of them.  If you are running Facebook Ads, (and you really should be if you are in business) you can use this targeted list to retarget them on Facebook and Instagram.  This type of retargeting is like turning on the faucet for new sales as you aren&#8217;t wasting money on people who are not interested in your product.</p>

										<content:encoded><![CDATA[<p>So let&#8217;s get started actually creating a Facebook page for your business. As you know, you need a Facebook page to be able to run Facebook ads.</p>
<p>It&#8217;s also good to be able to continue to brand your business and having a Facebook presence, even though it&#8217;s not as organic as it used to be, but it&#8217;s still a good way to be able to still connect with people that may be interested in your products and service.</p>
<p>And also if you want to be able to go live with your business page, you will need a Facebook business page. You many want it connected to a Facebook group that you may have, so it&#8217;s still actually very useful for your business.</p>
<p>So, we&#8217;re going to go to the homepage and on the left panel, yours may look a little bit different depending on how you have your Facebook organized, you can actually go over to pages using this link <a href="https://www.facebook.com/pages/">https://www.facebook.com/pages/</a>.</p>
<p>So I&#8217;m going to click here and go to pages. And right here, you will see any pages that you&#8217;re actually managing, any pages that you&#8217;re an admin for a page, any of your pages, or you may be an admin for another page for whatever reason, but let&#8217;s go ahead and go over to the left panel where it says, create new page.</p>
<p>Depending on how Facebook updates their website, it may go to the corner over here and may go to another place.  But it&#8217;s probably going to have something that says, Create New Page. So we&#8217;re going to go over here to the left side of the page, and we&#8217;re going to, Name The Page.</p>
<p>You want to name your page, your business name. So if you have, let&#8217;s say a real estate agency and it&#8217;s called XYZ agency or XYZ Realty or, if you&#8217;re a REALTOR you want to, probably use your name and probably append your name with &#8216;- real estate agent&#8217; or something to that effect to continue to brand yourself.</p>
<p>The reason why I say this is when you create your name, you don&#8217;t want to go and try to change it to something totally different from what you&#8217;re actually working on, or what&#8217;s your product and services. Because when you try to change your name later, Facebook has to go through and look at your page, see if it&#8217;s relevant to what the page was to what you&#8217;re trying to actually do.  If it&#8217;s not relevant, they may not change that page name. So make sure that you actually make the page a name that is related to what you&#8217;re actually doing.<br />
Use your business name or if you are an individual or a solo-preneur, you want to just use your name.</p>
<p>Right here is category, which is required below Page Name. If you are a marketing agency, you want to click and search for the category in your industry.</p>
<p>Right here is a description. And you want to tell about what your business is, your products and services, so that you can, best describe what your business is.</p>
<p>Then the last step is click &#8216;Create Page&#8217; and that&#8217;s it.  If you have questions, please let me know.</p>

<p>As a chatbot builder, it is important that when working with clients, you have experience building chatbots in multiple chatbot builder platforms. One platform that I like building in is <a href="https://hi.christopherwalker.io/botstar" target="_blank" rel="noopener nofollow noreferrer">BotStar</a>. But for a while, one of the features that is most useful was not present when I first started with this platform which was using a ref URL in BotStar. Now, I am happy to share with you how to use a ref URL in BotStar that will make your chatbots using BotStar even more dynamic and useful.</p>
<p>Having a ref URL is a way to have a link to your bot and use it to bring in dynamic information or go to a specific block in your chatbot, instead of having to go directly to your welcome block each time. Using a ref URL in <a href="https://hi.christopherwalker.io/botstar" target="_blank" rel="noopener nofollow noreferrer">BotStar</a> can allow you to set a variable within BotStar that can set information about a user. Maybe you want to know where this user is from and clicked your BotStar chatbot link, you can pass along with the link a variable and set that variable within the chatbot using key:value.</p>
<p>If you have other dynamic information that you would like to set, maybe from your CRM or a marketing campaign, you can do so using a ref URL in BotStar. This will go a long way in integrating into multiple systems with the same information. And it will give your users a much better experience.</p>
<p>But the most powerful piece to using a ref URL in BotStar is the ability to go to a specific block within your chatbot. Being able to send users to certain parts of your chatbot makes your chatbot a lot more dynamic and it will help you to use multiple links outside of your chatbot to get users to where you need to send them.</p>
<p>Let&#8217;s say that you have a welcome block for general users to come in, click a button on where or what information they would like. Now, you can have other areas of your chatbot like if you have marketing campaign where you want to have a specific quiz, you can send out a link with the block information at the end of the link that will bypass all other blocks, including the welcome block to go straight to the block you need them to go.</p>
<p>Ready to <a href="https://www.christopherwalker.io/how-do-we-build-better-chatbots-that-are-actually-useful/">build a better chatbot</a>?  Check out some examples below of using a ref URL in your BotStar chatbot (Note: the link url&#8217;s will not work here, just used to show as an example and you would fill in with your m.me link and also you specific block of variable info):</p>
<h3>Ref URL in the BotStar To Specific BotStar Block</h3>
<p>hxxps_://m.me/122351985495645?ref=block:sc26436c5-ebc7-5f95-a3c2-3bbb4e744c7b</p>
<p>Let&#8217;s break this down &#8211;<br />
1. Here, the (hxxps_://m.me/122351985495645), this would be your specific m.me chatbot url.</p>
<p>2. Appending the url with (?ref=block:), this is important to let BotStar know that you are trying to go to a specific block.</p>
<p>3. Now you will append the particular block ID (sc26436c5-ebc7-5f95-a3c2-3bbb4e744c7b) that you will find on the right panel of your builder.</p>
<p>So, when someone clicks on that url, they will go to that Block with the ID of sc26436c5-ebc7-5f95-a3c2-3bbb4e744c7b</p>
<p>How cool is that?</p>
<p>Another example is to use ref URL in BotStar:</p>
<h3>Update a variable</h3>
<p>hxxps_://m.me/122351985495645?ref=variables:my_variable:8<br />
Let&#8217;s break this down &#8211;<br />
1. Here, the (hxxps_://m.me/122351985495645), this would be your specific m.me chatbot url.</p>
<p>2. Appending the url with (?ref=variables:), this is important to let BotStar know that you are trying to update a variable or variables.</p>
<p>3. To update the variable or variables, (my_variable:8) is needed to set the key:value variable. So your variable name is &#8216;my_variable&#8217; and the value is 8.</p>
<p>**If you would like to to add multiple variables, you would just add on to the variables like so:</p>
<p>hxxps_://m.me/122351985495645?ref=variables:my_variable:8;variables:my_variable_2:jersey</p>
<p>To break this down, you (variables:my_variable:8;variables:my_variable_2:jersey), set the first variable (variables:my_variable:8), then you need to end that variable with a semi-colon (;), then add the next variable (variables:my_variable_2:jersey)</p>
<p>Let&#8217;s say that you want to update a user&#8217;s information like first name or last name from another system, you can use a ref URL similar to this:</p>
<h3>Update a user attribute</h3>
<p>hxxps_://m.me/122351985495645?ref=user:first_name:Christopher;user:last_name:Walker</p>
<p>This falls inline with much of what I have laid out before but now, we will user user and the user attribute (user:first_name:Christopher;user:last_name:Walker)</p>
<p>In this example, we have a &#8216;first_name&#8217; user attribute with a value of &#8216;Christopher&#8217; and we also have a user attribute of &#8216;last_name&#8217; and a value of &#8216;Walker&#8217;.</p>
<p>And you can combine all into one url, just seperate them by semi-colons (;)</p>
<p>And there is much more that you can do with BotStar chatbot builder to come with this platform.</p>

<p>In Digital Marketing, it is important that you keep your skills up and know what your options are. And as business owners, your main focus is on running your business. But in order to run businesses today, you must be digitally marketing yourself. Whether you are doing the marketing yourself or learning to run your own campaigns, you will get the information to close more deals and make more money online.</p>
<h2>Your Business Needs Multiple Streams of Income</h2>
<p>And as a business, it is great to have multiple streams of income coming in. You just never know that if one source dries up for a period or forever, you are not dead in the water. Just look at 2020 and how it is has hurt many businesses and most businesses having to adjust to stay afloat.</p>

So you aren&#8217;t really a stranger and as you continue to mail out to your list, they become more warm and they become more familiar with you. And we know in business, people love to do business with businesses they know, like and trust.</p>
<h2>How To Build An Email List</h2>
<p>When building your email list when you don&#8217;t have a list, you need to know how to get customers on your email list. Things like lead magnets, chatbots, Facebook and Google Ads, YouTUBE videos, Instagram will help get people to your landing page to capture their information for your email list.</p>
<h2>Email Is Still A Dominant Marketing Channel</h2>
<p>Email isn&#8217;t dead as you may have read in some places online and it&#8217;s so far from the truth.  In marketing, Email has so many advantages over other marketing channels.  True enough, open rates are not always the greatest, but learning how to write good subject lines will help a lot with open rates.</p>
<p>Along with writing good subject lines to increase email open rates, sending quality and relevant content will keep your emails from the SPAM and unsubscribe box.</p>
<h2>Is It Too Late to Build An Email List</h2>
<p>But what if you haven&#8217;t started?  It&#8217;s never too late to start building your email list of customers.  Let&#8217;s say that you are a restaurant, you could offer a discount of free small desert, in exchange for their email information.  Or if you are a real estate agent, provide a list of properties in the area in exchange for someone&#8217;s email.</p>

										<content:encoded><![CDATA[<p>As a real estate agent, my team runs Facebook Ads to not only acquire new leads and increase the number of conversations we have with potential clients but to also remain in front of our market area. Our team understands that having a presence where we know our target audience hangs out is critical to our business and Facebook is the one place where the majority of your target audience will be. But many times when real estate agents begin using Facebook Ads, many come away saying things like:</p>
<p>&#8211; &#8220;The leads suck…&#8221;<br />
&#8211; &#8220;It doesn&#8217;t work…&#8221;<br />
&#8211; &#8220;It&#8217;s a waste of money…&#8221;<br />
&#8211; &#8220;They are not ready to go…&#8221;</p>
<p>But let&#8217;s touch on some of these objections and see why you need to stop thinking that Facebook leads are ready to go now.</p>

<h3>Facebook Leads for Real Estate Agents Suck</h3>
<p>So some real estate agents think that &#8220;The leads suck…&#8221;, but on the contrary, these leads if they have been targeted correctly are just as much in the market to buy or sell as someone on the big portal sites like Zillow or Realtor.com. Even with those leads, there will be many leads you will need to weed out due to not having money to put down, bad credit, and other issues.</p>
<p>Are you being creative and working with lenders who may be able to assist with leads who need down payment assistance? There are many areas still affected by the recession in 2008 and depending on the area they are looking to buy, may be able to provide the down payment assistance needed to purchase a home that they can afford.</p>
<h3>Facebook Ads Don&#8217;t Work For Real Estate Agents</h3>
<p>I hear &#8220;Well, Facebook Ads Doesn&#8217;t Work&#8221;. You have real estate agents who are not properly following up with leads. And this goes beyond how quickly you are initially contacting a new lead. But how many times are you following up with leads that don&#8217;t answer calls or texts? Many of the leads will not answer their phone when you call. Before you got in the business when you got a phone call from a number you didn&#8217;t recognize, did you answer the call?</p>
<p>But properly following up with new leads takes days, weeks, and even months of follow up. A lot of the follow up can be automated, but every so often, you need to be digging back into your CRM to contact these leads during your admin days. Our team will get leads who didn&#8217;t answer the phone for months and finally months later, they will either answer or call us and say &#8220;I was working on my credit, I am ready now&#8221;.</p>
<p>Just like with any kind of marketing, it is important where you fish rather than how your fish. If you are fishing in a lake filled with fish who are in need of food and you have the right bait, you are in a much better position to win vs knowing the proper way to fish and not many fish or fish with no desire to eat what you have.</p>
<h3>Facebook Ads for Real Estate Agents Are A Waste of Money</h3>
<p>Facebook is currently one of the best ways real estate agents can spend their marketing dollars on today. Facebook gives you the opportunity to spend money on targeted leads, but also spend less on staying in front of leads and people who have engaged with your content. So someone who is looking to buy may start off by clicking on a listing ad that you may be running, and at that time they weren&#8217;t interested in that particular home, but they may want a different type of home.</p>
<p>You can have a retargeting campaign and budget to stay in front of this person. Now, they have shown an interest in your content and you can begin to serve them content related to buying, videos of clients that you have worked with, and other videos to show how you help buyers. With the portal sites, either the person sends over the lead information at that time or you can&#8217;t reach them again. So a person who is looking to buy and who has not provided their contact information can&#8217;t be nurtured like you can with using Facebook Ads.</p>
<h3>Facebook Leads Aren&#8217;t Ready To Go</h3>
<p>So you think that Facebook leads aren&#8217;t ready to go now. That can be true because, with Facebook, you are interjecting their session on Facebook with your advertisement and may not be down the sales funnel ready at the time of viewing your ad on Facebook. But they have been searching some of the portal sites or they just know that they want to buy a home, but haven&#8217;t got their credit in order to start the process. These leads are golden because you are able to get to them before even the portal sites. And at this time, you can nurture them either using a drip campaign through your CRM or <a href="https://www.christopherwalker.io/how-real-estate-agents-can-get-seller-leads-using-a-chatbot/">chatbot</a> as well as retargeting ads.</p>
<p>Real estate agents will have to get out of the mindset of thinking that if a person is not ready to go in the next 2 &#8211; 3 months, then these leads are not ready and not worth your attention. But these leads will be ready and if you aren&#8217;t intercepting them before they are ready in 3 months, 6 months, or even a year when that time comes, those leads are missed and you could have had your pipeline full of leads ready to go in the future. We have closed on leads from Facebook who were ready to sit down with us that week and close in 30 days. That does happen.</p>
<p>And think about it, if someone is on Zillow or Realtor.com, don&#8217;t you think that they will be on Facebook and Instagram? You bet they will, so you need to make sure that you have your business out in front where they are and get in front of them before they start contacting agents on the big portal sites.</p>
<h3>The Perfect Real Estate Lead</h3>
<p>Sure, I would love to only get clients who are walking about with cash falling out of their pockets, 800 credit score, and have everything figured out, but that just isn&#8217;t gonna happen. Think about the last few leads who turned into clients you had. Being a problem solver is the key to truly assisting a lead because they are coming to you because they don&#8217;t understand all of their options. Be their expert and at the end of the day, you need to have more people know who you are and what skills and services you offer that can solve their problems.</p>
