										<content:encoded><![CDATA[<p>So let&#8217;s get started actually creating a Facebook page for your business. As you know, you need a Facebook page to be able to run Facebook ads.</p>
<p>It&#8217;s also good to be able to continue to brand your business and having a Facebook presence, even though it&#8217;s not as organic as it used to be, but it&#8217;s still a good way to be able to still connect with people that may be interested in your products and service.</p>
<p>And also if you want to be able to go live with your business page, you will need a Facebook business page. You many want it connected to a Facebook group that you may have, so it&#8217;s still actually very useful for your business.</p>
<p>So, we&#8217;re going to go to the homepage and on the left panel, yours may look a little bit different depending on how you have your Facebook organized, you can actually go over to pages using this link <a href="https://www.facebook.com/pages/">https://www.facebook.com/pages/</a>.</p>
<p>So I&#8217;m going to click here and go to pages. And right here, you will see any pages that you&#8217;re actually managing, any pages that you&#8217;re an admin for a page, any of your pages, or you may be an admin for another page for whatever reason, but let&#8217;s go ahead and go over to the left panel where it says, create new page.</p>
<p>Depending on how Facebook updates their website, it may go to the corner over here and may go to another place.  But it&#8217;s probably going to have something that says, Create New Page. So we&#8217;re going to go over here to the left side of the page, and we&#8217;re going to, Name The Page.</p>
<p>You want to name your page, your business name. So if you have, let&#8217;s say a real estate agency and it&#8217;s called XYZ agency or XYZ Realty or, if you&#8217;re a REALTOR you want to, probably use your name and probably append your name with &#8216;- real estate agent&#8217; or something to that effect to continue to brand yourself.</p>
<p>The reason why I say this is when you create your name, you don&#8217;t want to go and try to change it to something totally different from what you&#8217;re actually working on, or what&#8217;s your product and services. Because when you try to change your name later, Facebook has to go through and look at your page, see if it&#8217;s relevant to what the page was to what you&#8217;re trying to actually do.  If it&#8217;s not relevant, they may not change that page name. So make sure that you actually make the page a name that is related to what you&#8217;re actually doing.<br />
Use your business name or if you are an individual or a solo-preneur, you want to just use your name.</p>
<p>Right here is category, which is required below Page Name. If you are a marketing agency, you want to click and search for the category in your industry.</p>
<p>Right here is a description. And you want to tell about what your business is, your products and services, so that you can, best describe what your business is.</p>
<p>Then the last step is click &#8216;Create Page&#8217; and that&#8217;s it.  If you have questions, please let me know.</p>

										<content:encoded><![CDATA[<p>As a real estate agent, my team runs Facebook Ads to not only acquire new leads and increase the number of conversations we have with potential clients but to also remain in front of our market area. Our team understands that having a presence where we know our target audience hangs out is critical to our business and Facebook is the one place where the majority of your target audience will be. But many times when real estate agents begin using Facebook Ads, many come away saying things like:</p>
<p>&#8211; &#8220;The leads suck…&#8221;<br />
&#8211; &#8220;It doesn&#8217;t work…&#8221;<br />
&#8211; &#8220;It&#8217;s a waste of money…&#8221;<br />
&#8211; &#8220;They are not ready to go…&#8221;</p>
<p>But let&#8217;s touch on some of these objections and see why you need to stop thinking that Facebook leads are ready to go now.</p>

<h3>Facebook Leads for Real Estate Agents Suck</h3>
<p>So some real estate agents think that &#8220;The leads suck…&#8221;, but on the contrary, these leads if they have been targeted correctly are just as much in the market to buy or sell as someone on the big portal sites like Zillow or Realtor.com. Even with those leads, there will be many leads you will need to weed out due to not having money to put down, bad credit, and other issues.</p>
<p>Are you being creative and working with lenders who may be able to assist with leads who need down payment assistance? There are many areas still affected by the recession in 2008 and depending on the area they are looking to buy, may be able to provide the down payment assistance needed to purchase a home that they can afford.</p>
<h3>Facebook Ads Don&#8217;t Work For Real Estate Agents</h3>
<p>I hear &#8220;Well, Facebook Ads Doesn&#8217;t Work&#8221;. You have real estate agents who are not properly following up with leads. And this goes beyond how quickly you are initially contacting a new lead. But how many times are you following up with leads that don&#8217;t answer calls or texts? Many of the leads will not answer their phone when you call. Before you got in the business when you got a phone call from a number you didn&#8217;t recognize, did you answer the call?</p>
<p>But properly following up with new leads takes days, weeks, and even months of follow up. A lot of the follow up can be automated, but every so often, you need to be digging back into your CRM to contact these leads during your admin days. Our team will get leads who didn&#8217;t answer the phone for months and finally months later, they will either answer or call us and say &#8220;I was working on my credit, I am ready now&#8221;.</p>
<p>Just like with any kind of marketing, it is important where you fish rather than how your fish. If you are fishing in a lake filled with fish who are in need of food and you have the right bait, you are in a much better position to win vs knowing the proper way to fish and not many fish or fish with no desire to eat what you have.</p>
<h3>Facebook Ads for Real Estate Agents Are A Waste of Money</h3>
<p>Facebook is currently one of the best ways real estate agents can spend their marketing dollars on today. Facebook gives you the opportunity to spend money on targeted leads, but also spend less on staying in front of leads and people who have engaged with your content. So someone who is looking to buy may start off by clicking on a listing ad that you may be running, and at that time they weren&#8217;t interested in that particular home, but they may want a different type of home.</p>
<p>You can have a retargeting campaign and budget to stay in front of this person. Now, they have shown an interest in your content and you can begin to serve them content related to buying, videos of clients that you have worked with, and other videos to show how you help buyers. With the portal sites, either the person sends over the lead information at that time or you can&#8217;t reach them again. So a person who is looking to buy and who has not provided their contact information can&#8217;t be nurtured like you can with using Facebook Ads.</p>
<h3>Facebook Leads Aren&#8217;t Ready To Go</h3>
<p>So you think that Facebook leads aren&#8217;t ready to go now. That can be true because, with Facebook, you are interjecting their session on Facebook with your advertisement and may not be down the sales funnel ready at the time of viewing your ad on Facebook. But they have been searching some of the portal sites or they just know that they want to buy a home, but haven&#8217;t got their credit in order to start the process. These leads are golden because you are able to get to them before even the portal sites. And at this time, you can nurture them either using a drip campaign through your CRM or <a href="https://www.christopherwalker.io/how-real-estate-agents-can-get-seller-leads-using-a-chatbot/">chatbot</a> as well as retargeting ads.</p>
<p>Real estate agents will have to get out of the mindset of thinking that if a person is not ready to go in the next 2 &#8211; 3 months, then these leads are not ready and not worth your attention. But these leads will be ready and if you aren&#8217;t intercepting them before they are ready in 3 months, 6 months, or even a year when that time comes, those leads are missed and you could have had your pipeline full of leads ready to go in the future. We have closed on leads from Facebook who were ready to sit down with us that week and close in 30 days. That does happen.</p>
<p>And think about it, if someone is on Zillow or Realtor.com, don&#8217;t you think that they will be on Facebook and Instagram? You bet they will, so you need to make sure that you have your business out in front where they are and get in front of them before they start contacting agents on the big portal sites.</p>
<h3>The Perfect Real Estate Lead</h3>
<p>Sure, I would love to only get clients who are walking about with cash falling out of their pockets, 800 credit score, and have everything figured out, but that just isn&#8217;t gonna happen. Think about the last few leads who turned into clients you had. Being a problem solver is the key to truly assisting a lead because they are coming to you because they don&#8217;t understand all of their options. Be their expert and at the end of the day, you need to have more people know who you are and what skills and services you offer that can solve their problems.</p>

(R.E.M.E.)</h2>
<p>There is a huge need for real estate agents to step up their marketing efforts to be able to remain relevant in today&#8217;s digital age. Gone are the days where just signing up for Zillow or Realtor.com ads and watching the leads pour in. And techniques like Cold Calling, Door Knocking, and Direct Mail, still have its place, but the effectiveness is not where it used to be as people have become more closed off with their doorbell cameras and solicitation blockers on their mobile phones.</p>
<p>But there are so many tools and systems out there it is easy to get confused and going online in groups, everyone has their favorites to use. In order for real estate teams to be able to compete today, they will need to have a core system in place that works together. By having this system, once it is running as it should, your team will only need to focus on one thing, that&#8217;s contacting and keeping track of who&#8217;s in your CRM.<br />
I like to call this system the Real Estate Marketing Ecosystem (R.E.M.E.) and it&#8217;s one that is a must for real estate teams to use in order to grow and compete with all of the noise and distractions your next clients have to go through just to remember that you exist and how you can help them. I break down the core components of this ecosystem and break down their purposes. Please let me know if you have any questions on how all of this fits together.</p>
<h3>Website</h3>
<p>A fully functional website is just the beginning of getting things set up for a successful Real Estate Marketing Ecosystem. A website with built-in IDX, tracking pixels for building custom audiences to retarget on Facebook, integration with your CRM, and an analytics tool to understand where things need improving is where you need to be.</p>
<p>It&#8217;s a place for you to produce content that you can use and repurpose on social media and to send out to your mailing list to stay top of mind. The content on your website is a great way to get traffic to your website so that you can retarget this traffic so that you can remain in front of them in the place (Facebook and Google) where they are.</p>
<p>There are many options when it comes to websites and you shouldn&#8217;t get too caught up with the platform, as long as you are able to install your tracking pixel, and include an IDX so that you can use this as a lead magnet for your social media advertising.</p>
<h3>Social Media Advertising (Facebook Ads/Google Ads)</h3>
<p>Facebook since the beginning of 2018 has become more of a &#8216;Pay To Play&#8217; model. It is vital for real estate teams to use their ad platform to acquire new leads, nurture leads who haven&#8217;t contacted you yet but interested in your services, and stay top of mind with past clients.<br />
Facebook ads are more than boosting posts. Building a proper marketing funnel (Top of Funnel [Cold Audience], Middle of Funnel [Warm Audience], Bottom of Funnel [Past Clients]) with a focus on retargeting is how you win with Facebook. Your next clients are on Facebook and if you don&#8217;t have a presence there, more and more real estate teams are there who are and it&#8217;s important for these clients to continue to see your presence. And Facebook loves video and this will allow you to reach more people as well as stay in front of your audience in a medium that people like more than pictures and text. So utilizing videos will help with building your presence online and gaining more leads.</p>
<p>If you are not using Facebook Ads in the proper way, you won&#8217;t get results. And for those saying that they didn&#8217;t work for them, I would ask them, did you provide a compelling offer for them to engage with you? Did you retarget this audience with relevant content marketing and videos of yourself? If you aren&#8217;t retargeting, you are just wasting money and you aren&#8217;t getting that when you use lead sources like Zillow and Realtor.com. Did you include a chatbot to provide you with a way to directly communicate with leads through chat which is becoming a must for businesses to use to connect with leads and clients?</p>
<h3>CRM</h3>
<p>Having a CRM that&#8217;s integrated with your lead sources is what is necessary to keep you and your team happy. The CRM is the only place you and your team need to focus your attention as the rest of the components of the marketing ecosystem. This is probably the most important piece of the ecosystem because you need a place to keep track with who you should contact, and how often you have contacted them.</p>
<p>There are so many CRMs, that your head would spin. The best CRM is the one that you and your team use consistently. Once your CRM is configured and integrated with the rest of your ecosystem, lead nurturing becomes much easier for your team and for you to focus.</p>
<h3>IDX</h3>
<p>Having a website is great, but having a website with an IDX is the best because you can direct lead magnet traffic to your website IDX and when they visit your site, you can now retarget them on Facebook so you can stay in front of them with your content marketing. Having an IDX will help with SEO, but with all of the search engine changes, don&#8217;t bank on getting a flood of organic traffic, but you will get traffic if you combine fresh blog content with links to your IDX.</p>
<h3>Chatbots (Digital Personal Assistants)</h3>
<p>Chatbots (Facebook Messenger Automation) has become one of the best methods for creating a one-on-one direct line of communication with leads and clients. It is frictionless as this avenue of communication is instantly established once a person interacts with the chatbot.</p>
<p>It will allow for your business to have a conversation with a person that they wouldn&#8217;t have, had they not had a chatbot in place. It allows for 24/7 automation so that the chatbot will be able to work on your behalf until someone from your team is able to continue the conversation. Chatbots help qualify leads by asking questions (Have you been qualified, what&#8217;s your timeline, etc) that help retrieve more information about a person and their needs before you are able to contact them. And because chatbots are a product of Facebook, it makes it simple for someone to provide their real phone number and real email instead of fake information that occurs many times on landing pages.</p>
<p>You can also use chatbots to send broadcasts out to everyone who&#8217;s interacted with your chatbot and segment messages as well. Facebook is continuously expanding this platform for businesses as they will be integrating their Facebook Messenger, WhatsApp, and Instagram Direct Messages into one integrated Inbox. And the success of using chatbots to deliver listing information will allow you to obtain more buyers and buyer leads who may be looking for a different home than you have ever done in the past.</p>

<p>I have used Lead Ads in the past and they have worked well for many of the campaigns we have run at EXECUTABLE LLC. &nbsp;If you have the correct lead magnet, you can reduce your cost per lead. &nbsp;I prefer to use a landing page that I create because of the flexibility it gives me, but you have to love the fact that you can at least have the lead&#8217;s Name and Email already pre-filled, the form loads fast, and most leads will be ok with passing on their information because they have already provided a lot of information anyway. &nbsp;Now that you can do this on Instagram, this would be great for companies that do well on Instagram like photographers, weight loss and training, and other businesses.</p>
